Exciting New Learning Opportunities in 2025

Mark your calendars—we’re launching THREE new courses in 2025 (and bringing one new Team Consulting course to our schedule)!

  1. Valuation of Breweries and Distilleries (Team Consulting)—a State Conference exclusive! 

Here’s what to expect from our new educational offerings: 

  1. Introduction to Income-Producing Properties—full rewrite with a new IDOR number! 

  • In this revised course, we will practice the important formulas used in the income approach, identify key components of a lease, develop a cap rate, and reconstruct an I&E statement to create an assessment and defend it. By the end of this course, you should be able to value a standard income producing property using the income approach to value.  

  • The course rewrite team includes Bob Becker, Tim Jorczak, and Jerry Rudman, with a launch date at our Northeast Regional Conference in August. 

  1. The Art of PTAB: Strategies and Case Studies  

  • Take a deeper dive into administrative decisions and case law related to property tax appeals and valuation strategies, including PTAB decisions. Through case studies based on actual decisions, learners will analyze the PTAB’s decision-making process, examine the legal interpretation of appropriate valuation methodologies, and obtain a practical understanding of how PTAB decisions shape property tax assessment and appeals, highlighting precedents and evolving interpretations.  

  • This course will be developed by Ellen Berkshire and will also be launched at our Central Regional Conference in September. 

  1. Mass Appraisal 2.0 (working title—stay tuned for the official name).  

  • Mass appraisal is the heart of property assessment, so how should you maintain a practical uniformity of your jurisdiction? In this class, we will bridge the gap between theory and application of mass appraisal with how to use a market adjusted cost approach. CAMA systems and Excel will both be discussed.  

  • This course will be developed by Chesney Leafblad and will be offered online in 2025. We plan to host a test run of this class later in 2025—for a course discount, we just require more detailed feedback on the course evaluation. Registration for the test run of the class will open next summer, with the class likely being offered in the fall. 

  1. Valuation of Breweries and Distilleries (Team Consulting) 

  • The Valuation of Breweries and Distilleries workshop explores the valuation concepts and issues in the growing craft brewery world. The valuation of this property type requires a good understanding of the brewing process so the personal property and real property components are appropriately addressed. The workshop includes an overview of cost, income, and sales comparison examples from the market. 

  • This one-day course is a State Conference exclusive and will be offered on Wednesday prior to our usual after-hours brewery tour that evening. It will be paired with our Sales Ratio Using Excel one-day course. Take one course or both!
